This commercial project is a mid-rise office building designed around efficiency, clarity, and low operating cost. The rectangular footprint and regular structural grid provide highly flexible open-plan floor plates that can accommodate a range of tenants and fit-outs. The façade is composed of horizontal beige bands framed by dark cladding, creating a calm, ordered rhythm that reflects the building’s rational planning while giving it a distinct identity within the street.
Windows are carefully proportioned to balance natural daylight, glare control, and privacy, reducing reliance on artificial lighting throughout the day. The compact entrance volume, highlighted by a recessed doorway and small landscaped strip, offers a clear point of access and a welcoming transition from public street to interior lobby. Roof levels are planned to integrate building services and future solar panels without visual clutter on the skyline.
